Turner Research to conduct a survey of compensation and benefits offered to personnel in the apartment industry. The surveys were emailed to one person in each company on a list provided by the association. The surveys inquired into benefits and compensation of various positions along with the number of units managed and tenure at the company.</span></p>
<p style="box-sizing: border-box; margin: 0px 0px 10px; background-color: #ffffff; text-align: center;"><span style="box-sizing: border-box; font-size: 14px;"><br style="box-sizing: border-box;" />The larger companies were given the option to upload their responses in a spreadsheet to make it convenient and less time consuming. A total of 46 companies responded to the survey.&nbsp; This report breaks down the base compensation and bonus based on the number of units managed and the tenure at their current company.</span></p>

<title>Student Housing Choice Op-Ed</title>

It often represents the transition from adolescence to adulthood. It is the first opportunity to live on your own, determine your career path, forge new friendships, and choose where and with whom you live.<br /><br /></span></p><p style="font-size: 12pt; font-family: Raleway;"><span style="font-family: Raleway;"></span><span style="font-size: 12pt; font-family: Raleway;">This newfound independence is a key part of what makes the college experience, and more specifically the University of Virginia experience special. Unfortunately, the University seems committed to changing fundamental elements of this experience without attributing proper weight to the wishes of the student body and the impact this decision will have on the local business community.<br /><br /></span></p><p style="font-size: 12pt; font-family: Raleway;"><span style="font-family: Raleway;">The University’s 2030 Strategic Plan intends to require all second-year students live on-grounds, preventing these students from exercising agency over their lives by selecting the housing option of their choice.</span></p><p style="font-size: 12pt; font-family: Raleway;"><span style="font-family: Raleway;"><br /></span><span style="font-size: 12pt; font-family: Raleway;">We at the Virginia Apartment Management Association Blue Ridge Chapter support free housing choice for all. Our engagement with this issue started with concerns over the devastating impact removing every second-year student from the marketplace will have on student housing providers and the businesses that serve the off-grounds population. However, as we spoke with and surveyed students, we found substantial opposition to this mandate from UVA’s student body.&nbsp;</span></p><p style="font-size: 12pt; font-family: Raleway;"><span style="font-size: 12pt; font-family: Raleway;"><br /></span><span style="font-size: 12pt; font-family: Raleway;">When VAMA Blue Ridge surveyed students in the fall of 2021, results showed that overwhelmingly, students reported their choice to live off-grounds impacted them positively. Sixty six percent of responses indicated agreement that living off-grounds has “opened up new opportunities for [them] socially, economically, and educationally,” compared to only eighteen percent disagreeing. &nbsp;Forty five percent stated that living in the community at-large, rather than an on-grounds environment gave them, “greater access to advancement and employment,” compared to twenty nine percent who disagreed. An overwhelming majority of sixty eight percent agreed that “being required to live on-grounds as a second year is NOT a University goal that I want for future students or myself,” compared to twenty one percent who disagreed.</span></p><p style="font-size: 12pt; font-family: Raleway;"><span style="font-size: 12pt; font-family: Raleway;"><br /></span><span style="font-size: 12pt; font-family: Raleway;">That is not the only area of concern, either. A majority of respondents indicated positively that “living off-grounds has been a financially prudent choice for me,” as well as a majority declaring that the quality of their off-grounds housing “is higher than my peers’ housing on-grounds.” In feedback given in respondents’ own words, they say: “On-grounds I had less control over my space, my stuff, noise, facilities, and even my meals, which I did not like,” and “I wanted somewhere more permanent to stay during the times that the university shuts down. Living on my own makes me feel more independent which is very appealing to me…”</span></p><p style="font-size: 12pt; font-family: Raleway;"><span style="font-size: 12pt; font-family: Raleway;"><br /></span><span style="font-size: 12pt; font-family: Raleway;">The perspective-altering events of the last 21 months have added new concerns over the communal nature of on-grounds housing. Even as we emerge from the crisis of COVID-19, many students will be understandably skeptical about returning to conditions like assigned roommates, suite-style living, and common air-handling. Students in 2030 will not be confronting COVID, as the current classes are, but the scars of this pandemic may live with us for many years. It is appropriate, given the lessons learned from the pandemic, to allow students the ability to choose a more private, independent off-grounds option if that is their preference.&nbsp;&nbsp;</span></p><p style="font-size: 12pt; font-family: Raleway;"><span style="font-size: 12pt; font-family: Raleway;"><br /></span><span style="font-size: 12pt; font-family: Raleway;">The interests of local businesses AND University students lie in direct opposition to the University’s planned second year on-grounds housing mandate. We hope the administration will ask itself if this policy initiative, which acts as a restriction on student choice, is the best course of action. A plan that only works by force is a plan that should be second-guessed. We believe a vibrant community brimming with options and opportunity, that understands the value of empowering its members with the freedom to choose is a better, more just place.</span></p><p style="font-size: 12pt; font-family: Raleway;"><span style="font-size: 12pt; font-family: Raleway;">&nbsp;</span></p>]]></description>

Turner Research to conduct a survey of compensation and benefits offered to personnel in the apartment industry. The surveys were emailed to one person in each company on a list provided by the association. The surveys inquired into benefits and compensation of various positions along with the number of units managed and tenure at the company.</span></p>

The larger companies were given the option to upload their responses in a spreadsheet to make it convenient and less time consuming. A total of 53 companies responded to the survey.&nbsp; This report breaks down the base compensation and bonus based on the number of units managed and the tenure at their current company.</span></p>
